Alpine Chateau community is second to none

All home lots are large, strategically located to take advantage of the unimpaired views.

There are still great buys out there in the housing world, even at the highest level.

Take the homes at Alpine Chateau, located on the northeastern benches of Alpine, for example. Homes there, because of an assortment of reasons, are priced well below comparative homes in the area.

Ryan Fenton, sales and marketing director for Pride Homes of Utah, in one example, points to a home in Alpine Chateau "that is selling for $810,000, in a very exclusive area. This home would likely be selling for well over $1 million in an area just a short distance away. I think people will be surprised at the value in these homes, and all of the exclusive features that come with the homes, and the price."

The reasons home prices are below the competition, says Mark Cressler, mortgage broker for Pride Homes of Utah, rest with the company's vertical business structure.

"Because we won several of the companies, such as the engineering firm, the constrction company, the mortgage company and the real estate brokerage, this creates a vertical monopoly, meaning we can cut costs dramatically," he explains.

"We can build the same homes for about $50,000 less than their market value."

Alpine Chateau is located in one of the prime and exclusive areas within the community of Alpine. That is, high on the bench area where the gently sloping land makes for ideal building conditions and unimpaired views.

"Views," Fenton adds, "that can never be blocked. They will always be there for the owners to get lost in and enjoy through the years."

And because of the gently sloping land, all of the homes in this exclusive community will have the benefit of walk-out, daylight basements.

The community is located at 315 N. Pfeifferhorn Drive (990 West) in Alpine.

There are seven homes in various degrees of completion. Two of the home sites have been zoned and approved as horse property.

"What people will find with all of the home sites," Fenton continues, "is that they are all large and strategically located to take advantage of the land and the view; all are located in an area that is very family oriented.

"You see families walking together and kids playing. You see people riding horses and bikes, and jogging on the trails. This is a very family-oriented community.

There are several plans buyers can look at and select from. Fenton also points out that people can bring in their own plans and Pride Homes will build to their specification. Buyers will be able to adjust and change to get the home of their dreams.

Visitors to Alpine Chateau will notice, of course, the upscale nature of the community, starting with the electronic gate that will be installed.

Inside the homes everything is done with class workmanship and high-quality materials. They are wired for all of the latest conveniences, such as high-speed computers, intercoms and security systems.

Other features include a jetted tub in every bathroom, high-end cabinetry, copper sinks etched with floral pattern, granite coutertops, jetted

shower, rounded corners and crown molding, 10-foot ceilings, hand-finished textured walls, 90-percent efficient furnaces, windows with low-E glass, tile and stone on the floors, and cherry, alder or maple cabinets.

The exterior of each Alpine Chateau home will be masonry, which will include stone, brick and stucco. The roof will be comprised of architectural shingles.

Included in the community are two rambler-style homes, with finished walk-out basements, and several two-story plans. The ramblers, which come with a $650,000 price, have more than 5,000 square feet of space. The largest homes come with more than 8,000 square feet and sell for $810,000.

Alpine Chateau sits high on the northeastern bench of Alpine and offers residents pristine mountain views as well as opportunities for hiking, biking and horseback riding through an extensive trail system. The trailhead begins at Alpine Chateau and connects to the Slick Rock trail, which then connects to Snowbird Ski Resort in Little Cottonwood Canyon.

The homes are built of the highest caliber, which Fenton says is a result of Pride's experience in the Utah homebuilding industry.

"Prides' builder Kent Saxey has been building in Utah for more than 30 years," Fenton adds. "He specializes in high-end, upscale homes with the craftsmanship and quality people expect. One home, in the Parade of Homes, received the prestigious People's Choice Award."

To reach Alpine Chateau, take I-15 to Alpine/Highland exit. Head east, then turn left on 6000 West. Go 1.5 miles and turn left at Matterhorn Drive, then turn left on Pfeifferhorn Drive and head up the mountain.
